We are in our ‘seasonally busy’ time of year, which is typical each year at this time with the visits from many that wish to get out of the cold and look at future retirement possibilities, relocation efforts and investment and vacation options.

15 years ago vacant land made up about 70% of the purchases here on the island and 30% +/- were residential (Homes & Condos). That now has completely flipped to the polar opposite leaving a lack of selection and inventory in certain price points for the residential market, (homes more than condos).

What that has done is leave an overstocked inventory of vacant land on the market, which pressures price points down, (supply & demand). That being said it offers considerable bargains for your consideration.

Vacant land has many advantages for people that have some vision. Roatan is becoming more and more popular. The exposure received from the increased cruise ship traffic, international media exposure from various magazines and HGTV series shows, all bring considerable newer awareness of the island.

As I type they are greatly improving infrastructure with roads being rebuilt in concrete in several locations on the island, (mid-island from Parrot Tree Plantation now completed to about half way through French Harbor, from
Coxen Hole on the south side through Constellation Bight, Flowers Bay up to the junction of the West End/West Bay Road, West Bay to that junction and Palmetto Bay Road which is about a 1/4 mile away from completion. Quality roads open markets, increase both accessibility and market value and certainly enhance the entire island.

Vacant land allows customers the ability to find great properties with less investment, less in property taxes and ‘holding’ costs.
